All-In Pricing

Everything's In The Price.

No surprise charges in January. Your quote covers design, commercial-grade LED C9 lights, install, timer, one service visit, and takedown.

Commercial-Grade LED C9

Heavier-gauge wire, professional-grade C9 bulbs, hidden clips. Lights look clean from the curb and last for years. After takedown they are yours.

Dusk-to-Dawn Timer

Set once, forget for the season. A dusk-to-dawn timer is included and set to your schedule.

Service + Takedown

One mid-season service visit if a string or bulb fails. We come back in January to take it all down, box it up, and leave it with you.

Typical Ranges, Measured On Site

What a DFW Roofline Usually Runs.

Every number below is the footage shown multiplied by $5 to $8 per foot. They are planning ranges, not quotes. We measure the actual runs before a price is set.

Single-Story Roofline

About 120 to 150 ft of front roofline

$600 to $1,200

A ranch or single-story front elevation: eaves plus one or two street-facing gables. Walkable height keeps the per-foot rate at the low end.

Two-Story Roofline

About 180 to 220 ft of front roofline

$900 to $1,760

Two-story DFW builds with multiple gables and a porch roof. Taller ladder work and more line transitions push the rate toward the top of the range.

Trees, Wreaths & Accents

Priced per tree or per piece

Quoted on site

Trunk wraps, full canopy wraps on mature live oaks and pecans, garland on columns, wreaths, and bed wash lighting are quoted on top of the roofline.

Not sure of your footage? Our guide to measuring a roofline from the curb takes about fifteen minutes and no ladder.

Straight Answer

What's Not Included.

  • Off-season storage. We do not warehouse lights. After January takedown the boxed lights stay at your home, and they are yours.
  • Storm damage. The service visit covers a failed string or bulb. Ice, wind, and fallen limbs are re-hung as a separately quoted visit.
  • Permanent lighting systems. We install seasonal lights only. No tracks on the fascia, no app-controlled year-round systems, and no takedown-only service for lights someone else hung.

Planning Your Christmas Lights

Christmas Lights FAQ.

How much does Christmas light installation cost in Dallas?

Plan on approximately $5 to $8 per linear foot of roofline, which puts most rooflines between $750 and $1,600 before trees and accents. That cost per foot, not the square footage of the house, is what drives the average cost in Dallas, Texas: a 2,000 square foot ranch and a 2,000 square foot two-story can be 100 feet of roofline apart. Final pricing depends on the measured footage, height, access, and optional tree wraps or accents. Your written quote confirms the scope and includes design, commercial-grade LED C9 bulbs, install, timer, one mid-season service visit, and January takedown.

When should I book Christmas light installation?

We book holiday installs through December 15. The earlier you book, the more install dates you have to choose from. October fills the calendar fastest, because that is when the pre-Thanksgiving install dates get claimed. Tell us your preferred timing and we confirm availability with your quote.

Who owns the lights after the season?

You do. The lights, clips, and timer are part of what you paid for, and after January takedown they are yours to keep. We do not store lights between seasons, so plan on a shelf in the garage or attic for the boxes.

What happens if a section goes out mid-season?

One mid-season service visit is included with every install. If a string fails or a bulb dies before Christmas, we come out and fix it. Commercial-grade LED C9 bulbs fail far less often than retail string lights or incandescent mini lights, which is why one visit covers nearly every season.

When do you take the lights down?

Takedown happens in January, after New Year, as the schedule allows. We take everything off the roofline, trees, and columns so you never have to get on a ladder. The lights go back in their boxes and stay with you.

Is storm damage covered?

No. The included service visit covers a failed string or bulb, not damage from an ice storm, a north wind event, or a fallen limb. If a storm takes down a section, we can come out and re-hang it as a separately quoted visit.

Why does a two-story home cost more per foot?

Height and access change the labor, not just the footage. A two-story roofline needs taller ladders that get repositioned more often, and each gable transition takes longer to keep the line straight, so the per-foot rate sits toward the $8 end. The on-site measure accounts for all of it before you see a number.

Do you do trees, wreaths, and garland, not just rooflines?

Yes. Tree wraps (single trunks or full canopies), bed wash and landscape lighting, garland on columns and fences, a lit wreath over the garage or front door, and pathway lighting are all part of the same outdoor Christmas lighting display. Each is quoted on top of the roofline during the on-site visit, because a full canopy wrap on a mature pecan can take more material and time than the roof itself.

Do you handle the timer and the outdoor outlets?

Yes. A dusk-to-dawn timer is included and set to your schedule, so you are not managing a photocell light sensor or a smart plug yourself, and we plug into your existing exterior power outlets. Those outlets are GFCI-protected by code, and a wet connection is what trips them in the rain, so we keep every plug and splice off the ground and covered. If your roofline has no outlet nearby, we route a rated extension on the measure and plan for it in the quote.

Do you install permanent Christmas lights?

No. We install seasonal lights only and do not sell or install permanent track systems such as Trimlight, Jellyfish Lighting, or Gemstone. If you are weighing the two, our permanent vs. seasonal comparison lays out the honest tradeoffs for a DFW home.

Do you work in HOA neighborhoods like Highland Park or Castle Hills?

Yes. We work in the Park Cities, Castle Hills, Stonebriar, Southlake, and the rest of our service area. Most HOAs set a window for when lights go up and come down, and some restrict colors, so we stay inside those rules and the January takedown keeps you clear of the deadline.

White lights, warm white, or colored?

All three. Warm white is the most popular for classic North Texas neighborhoods. Pure white reads more modern. Colored sets are available too, and we mix to taste during the design walk.

Do you do commercial properties and HOA common areas?

Yes. Storefronts, office parks, HOA entryways, and apartment-complex common areas are part of the work we do every season. Multi-year contracts and net-30 billing available.
