Can You Put Artificial Turf in a Carrollton Front Yard?
Yes. The City of Carrollton allows artificial turf and does not require a permit to install it, but turf cannot count toward the city's required landscape area. Residential lots must keep at least 10% of the lot landscaped, with at least half of that in the front half of the lot and at least 30% in the front yard, and the city parkway must stay grass or other living plants. Your HOA can have its own rules, so check your deed restrictions and get any architectural approval in writing first.

What Should a Carrollton Patio Contractor Put in Writing Before You Sign?
Before you sign with a Carrollton patio contractor, get the scope in writing: patio size and material, excavation depth and the compacted base material, the bedding layer and edge restraint, where rainwater will drain away from the house, haul-off and cleanup, and how changes are priced if the crew hits buried concrete or a drainage problem. Also ask who handles any City of Carrollton permit for walls or structures, and whether your HOA must approve materials and colors first.

Zeon or Zenith Zoysia: Should a DFW Yard Be Sodded or Seeded?
For most DFW yards, sod a vegetative zoysia such as Zeon (or Palisades) instead of seeding Zenith. Zenith is a coarse-textured Zoysia japonica sold as seed, and university extension guides describe zoysia from seed as slow and hard to establish. Zeon is a fine-textured, dark green zoysia that Texas A&M AgriLife lists as a sod cultivar, so you plant it as sod or plugs. Sod covers the ground with grass on install day, though it still needs careful watering and light foot traffic until it roots.
