What Should a Carrollton Patio Contractor Put in Writing Before You Sign?

HardscapingPatiosCarrolltonDFW

Quick Answer

Before you sign with a Carrollton patio contractor, get the scope in writing: patio size and material, excavation depth and the compacted base material, the bedding layer and edge restraint, where rainwater will drain away from the house, haul-off and cleanup, and how changes are priced if the crew hits buried concrete or a drainage problem. Also ask who handles any City of Carrollton permit for walls or structures, and whether your HOA must approve materials and colors first.

What Should a Carrollton Patio Contractor Put in Writing Before You Sign? — Loera's Landscaping DFW blog

Before you sign with a Carrollton patio contractor, get the whole scope in writing. That means:

  • the patio size and exact material
  • how deep they'll excavate, and what base material they'll compact under the pavers
  • the bedding layer and the edge restraint
  • where rainwater will drain, away from the house
  • haul-off and cleanup
  • how changes get priced if they hit buried concrete or a drainage problem

Ask who handles any City of Carrollton permit for walls or structures, and whether your HOA has to approve the material and color first. A quote that only says "paver patio, X square feet, $Y" leaves out the parts that decide whether the patio is still level in year five.

This applies to paver and flagstone patios on the clay soils around Carrollton, Farmers Branch, Coppell and the rest of DFW. If you're just trying to budget, start with How Much Does a Paver Patio Cost in DFW?. This post covers what to compare once you have quotes in hand.

The layers a paver patio actually has

The Interlocking Concrete Pavement Institute's application guide (Tech Spec 10) shows the same system under every interlocking paver surface:

  1. Compacted soil subgrade. The native ground, dug out and compacted.
  2. Geotextile where the design calls for it. Fabric that keeps soil and base from mixing.
  3. Compacted aggregate base, sized to the traffic and site conditions.
  4. Bedding sand, nominally about one inch.
  5. Pavers with sand-filled joints.
  6. An edge restraint that keeps the field from creeping apart.

A good written quote names every one of those layers. If a quote skips the base entirely, ask why.

Base and excavation on Carrollton clay

Most of DFW sits on expansive Blackland Prairie clay that swells when wet and shrinks in summer heat. That movement is why hardscape failures tend to show up a few years in, not in the first season.

When you compare quotes, ask each contractor:

  • How deep will you excavate?
  • What base material will you use?
  • Will you compact it in lifts, and how?
  • Will you use geotextile or geogrid here, and why or why not?

On our installs, the base is excavated to proper depth, compacted in lifts, and reinforced with geogrid where the site needs it. We'd rather explain that on the quote than have you guess.

Drainage: where does the water go?

A patio is a new hard surface next to your foundation. The quote should say which way the surface slopes, where the runoff ends up, and whether existing downspouts, beds or a low corner need rework. In practice, "we'll make it drain" isn't a plan. "Slope away from the house toward the side yard, with the downspout redirected" is.

If the yard already holds water, read how to fix a muddy side yard in North Texas and ask that the drainage work be priced separately, so you can see it.

Permits and HOA review in Carrollton

The City of Carrollton requires permits to build, alter or repair buildings and structures, and to replace regulated electrical, gas, mechanical or plumbing systems. If your project includes a cover, pergola, outdoor kitchen hookups or lighting circuits, ask who pulls the permit.

Retaining walls have their own rule. Per the city, walls 4 feet or taller (measured from the bottom of the footing) or walls holding back a surcharge need a permit. Since January 1, 2026, a wall of any height within 4 feet of a right-of-way needs one too. Requirements are project-specific, so confirm yours with Carrollton Building Inspection before work starts. Our retaining walls on North Texas clay post covers why walls fail here.

HOA review is separate from the city. Many Carrollton neighborhoods require architectural approval for visible hardscape, materials or colors. We can give you a written scope to submit to your HOA before anything is ordered.

What's included, and what isn't

Line up the quotes and look for:

  • Demo and haul-off. Is removing the old slab, grass or gravel included?
  • Cutting and edges. Are cut pavers, borders and steps included?
  • Joint sand and sealing. Our process ends with pressure washing and sealing; ask whether each quote includes it.
  • Access. Will equipment fit through the gate, and is fence removal or restoration included?
  • Change orders. What happens if the crew finds buried concrete or a hidden drainage line?

Our quotes are fixed unless we hit buried concrete or a hidden drainage problem, and we tell you that up front.

How patios are priced

Paver patios are priced per square foot installed. Ours generally run $18 to $28 per square foot, and flagstone walkways start around $22 per square foot. Material, base depth, access and demo move the number. If one quote is far below the others, compare the base and drainage lines before you compare the totals. That's usually where the difference is. Our pavers vs concrete vs stamped guide helps if you're still choosing a surface.

Comparing two quotes, side by side

  1. Put both on the same square footage and material.
  2. Check that each names excavation depth, base material and compaction.
  3. Check that each describes drainage and slope.
  4. Note what's excluded: demo, haul-off, permits, sealing, plant or sprinkler repairs.
  5. Ask how changes are priced and approved.
